Nicholas Tse & Cecilia Cheung Finally announce divorce. =)

The divorce saga between Hong Kong stars Nicholas Tse and Cecilia Cheung finally comes to an end with both sides releasing a joint statement announcing their divorce. In the statement released at 3pm on Monday, the celebrity couple stated they have decided to go their separate ways, citing differences in personalities as the cause of their split. They added that they have reached an agreement on divorce terms and will share the custody of their two children, Lucas, four, and Quintus, one.

The stars also urged everyone not to speculate any further on the matter, adding that they will stop responding to anything about the divorce after the statement. Their statement provided a closure to speculations regarding their near-to-five-year marriage, which reportedly was on the rocks following Cheung’s reconciliation with Edison Chen on a plane.

Dale Goes to the Doctor. =)

My friend Dale came into his doctor's office and confessed to an embarrassing problem. "I fart all the time, Doctor Johnson, but they're soundless, and they have no odor. In fact, since I've been here, I did it no less than twenty times. What can I do?"

"Here's a prescription, Mr Dale. Take these pills three times a day for seven days and come back and see me in a week."

Next week an upset Dale marched into Dr. Johnson's office. "Doctor, I don't know what was in those pills, but the problem is worse! I'm doing it just as much, but now it smells terrible! What do you have to say for yourself?"

"Calm down, Dale," said the doctor soothingly. "Now that we've fixed your sinuses, we'll work on your hearing!!!"

Famous Ngau Kee Noodles, Tengkat Tong Shin.

One of my favourite street food whenever I am in KL is noodles - and I love the noodles at the Famous Ngau Kee Beef Noodles at Tengkat Tong Shin. It is famous for beef noodles, but the truth is - I would always go there for the pork noodles, pork bits, and pork balls!!! =)

During my recent visit there on Friday - mind you, the taste remained awesomeee... and then I realized I had not blogged about it before... so here I am.

The perfect combination. =)

Apparently the stall has been open for over 30 years; as verified by my DAD (Yes, my DAD!) - the stall has been around even during his early 20s... Woww!!! =)

SO, go there, order the beef or pork - it would taste super awesomeeeee....

My Favourite Drinks. =)

Recently, I have been having quite a variety of drinks or beverages. I mean, this post is actually quite random... but let me share with you my favourite drinks LOL. =)

The no.1 staple drink for me... every single day... is still COFFEE!!! I would averagely have between 4-6 coffees a day. =)

This vodka is a recent favourite. =)

Who can forget the kat chai shuen mui at The Hill?

Tiger beer.... Hoegaarden... most beers also ok. =)

Fabregas' Biggest Regret.

Cesc Fabregas admits the biggest regret of his career will always be never lifting a trophy as Arsenal captain. The midfielder was welcomed by 30,000 Barcelona fans at the Nou Camp yesterday after he passed a medical and completed his £40million move.

Fab's signature on the five-year deal brought a close to one of the longest-running transfer sagas of recent seasons as Barca finally got their man after a three-year chase. And for the World Cup winner it completed a dream move back to his boyhood club. Fabregas was just 16 when he left Barca's academy to join Arsene Wenger's side in 2003. In an emotional Press conference at the Nou Camp, he admitted: "The biggest regret I will have in my career is I did not lift a trophy as Arsenal captain.

"More than just not winning trophies and medals, it was the routine fact of doing the same things over and again, trying to win and then always finding, one way or another, that we just didn't have enough to get over the finishing line. "We just didn't seem to have what it took in the final sprint for a trophy. But Arsenal are a great club and they will push on without me just like they did when Patrick Vieira and Thierry Henry left.

"The club is always bigger than the player and I am sure they will be strong again." Barca have paid £29m with add-ons of £6m and £5m in the future to take the total for the 24-year-old Spaniard to £40m. The Ferrari FF Launch at Naza Italia. =)

My recent fascination with Italians and the prancing horse has grown to an all new level. Nowadays, it is not just the sounds and the vrrroommm that keeps me in touch with my inner self - I could just sit in the car, with LMFAO going at full blast on the speakers and I would feel the same too. =)

I could really stare at this for hourrrss... =)

Anyways, today, as I came out from my office, I saw this tweet from Alie =)

...at that moment, I was wondering... what viewing ar? Mmm... and if I go there, sure bored wan and so on... So, I was hesitating whether to drop by or not.

...and then I saw this tweet hehehe... *grins* wahh got hot chic going worr... WHY NOT RIGHT? Might as well drop by, just to say hi LOL...

...and so, I got to NAZA ITALIA, and went in to see the car. =)

Before I show you how the car looks like... be ready to be SHOCKED!!!

Yes... it is a brand new Ferrari, a brand new look, and basically, it is TOTALLY DIFFERENT!

Okay... basically it does like 0-100 km/h in 3+ seconds, has a roaring V12 engine. Ya whatever, go pay up RM2.8million and you'll get the taste.... =)

This monster here is supposed to replace the 612 Scaglietti... =) I havent driven it yet - but I think that test might just come soon enough; once they bring in a RIGHT HAND DRIVE lol!!!

Anyways, I have seen so many people who cant control their alcohol, who cant control how much they drink, and obviously, cant control how drunk they get. I always tell people - DONT DRIVE AND DRIVE, YOU MIGHT JUST SPILL THE DRINK! I may joke at that, but actually, apart from spilling the drink, there are a lot more to that.

Responsible drinking is indeed very important! I am not going to tell you about which friend who died or got into car accident etc - cos all my friends drink responsibly. Let me tell you about my OWN experience... There was one Friday when I drank too much, said and did some stupid things, and made a very important person angry and hurt. I regretted deeply after that; and I told myself - I will never ever drink irresponsibly and get drunk anymore. Til today, I have not got drunk before and I am keeping to that!!! =)

Pimping up the iPhone4. =)

The iPhone4 has emerged as such a powerful device - and I think its camera has no match to any other mobile phones out there. There has been endless amount of photography apps for the iPhone4 - and each of these apps makes picture taking easier, and more fun indeed. =) Recently, from a little funny scenario of my friend - it inspired me to search around to see how to pimp up my iPhone4.

Apart from the digital zoom, have you ever wondered how you could get a much close-up picture of your subject? Hehehe...

Definitely not like this - cos it really doesnt work. =)

Lets PARTY Tonight!!! =P

Where do you head to on a Wednesday night? A Thursday night? A Friday night? Or best... on a Saturday night? There are many places to head to in the whole Kuala Lumpur - but not all are good, not all are happening. I used to party like 6 days a week, and it involved like Zouk, Velvet, Laundry, DeLawi and so on... but then, that was 7-8 years ago. =)

So... today... where would be KL's best night spot?

In my opinion, I would think that after 7 years, Zouk would probably be a thing of the past. But guess what... that thinking would be wrong. Today, I would say that the best night spot in town is still Zouk Jalan Ampang - with its mainroom, Velvet, Phuture and so on. =)

Where can you get PITBULL at his best... with the best sound system, and the best crowds?

That would seriously be ZOUK. =) No questions asked. No rooftop club, or sky club, or whatever poolside club can compete at all. There are like 6 joints at Zouk itself - the Zouk mainroom, the new Phuture, Velvet Underground, Aristo, Barsonic as well as Terrace Bar.

My personal favourites are still Velvet and Phuture - I guess for Friday and Saturday nights. =) One little advice though - unless you want to feel old, or mingle around with some super young crowd - if not, Thursday nights would not be the night for you here LOL. I was there last night... for like 5 mins. =)

Monday shuffle, Tuesday shuffle, Wednesday shuffle... Thursday shuffle... everyday I'm shuffling!!!

The Dubai Property Market.

Some people are asking me what are the prospects of the real estate market in the Middle East. I had not put much thought into that; I wanted to do a bit of research of my own, read some market reports and so on before I make my comments. Lets take... Dubai for instance.

Some years back, Dubai had experienced some massive development and economic growths. It was until a few years ago, that the world markets somehow collapsed, and Dubai - suffered quite badly - especially their own property market. Dubai was seen as the gateway between Europe and Asia; and they did very well to attract some of the largest firms to set up regional offices and so on there. The construction in Dubai had boomed tremendously...

Today, 2 years after that little decline, and based on what I read - I believe that the Dubai real estate market is recovering, but not all sectors though. In the residential sector, it looks like the sale prices as well as rental rates continue to go down and decline further. As the expats are still leaving the country and an oversupply situation, developers would be struggling to sell/rent out the completed units.

Another sector that will see some major declines is the commercial property markets, in particular, the office markets. There are over 6 million sq ft of new office space to be completed in 2011 itself, in addition to the current 60 million sq ft in existence already. Many of the office projects which had stalled previously, had to continue and most are expected to be completed and handed over and introduced to the office markets in the next 2 years. I would still think that office developments in Dubai will still be a no-no; perhaps, what Dubai should do is what DBKL did last time - a freeze on all office spaces in order to curb this decline and oversupply situation. =)

On the other hand, the hotel and serviced apartment markets - i.e. the hospitality sector continues to perform very well. Their hotel occupancy rates have rise to above 80%, and the ADR rates have improved tremendously too. Tourist arrivals continue to improve as a weakened US dollar means it is cheaper and more affordable to go holiday in Dubai.

On the retail sector - shopping malls have enjoyed some good performances. Like I mentioned above, as there's an increase in tourist arrivals, the shopping malls would also enjoy the upside of performances. As per the statistics, there will be no new shopping mall - or rather, no major ones to be introduced into the market, not at least for the next 3 years. The market would then cool down a bit from its potential oversupply situation - which would mean the retail markets would do very well in the next 2 years.

In general, I would think that Dubai's overall property market should bottom out by early or mid-2012, and the turnaround should come up soon. Government policies continue to remain a strong factor in the property markets - and I believe the Dubai government would introduce new measures in order to 'cool down' the market further for it to pick up later. =)
